This Website is a work-in-progress.

The Courtyard of Chapel Hill is comprised of seven inter-connected buildings, ranging from one to three stories, which form a charming interior courtyard for community gatherings in the heart of downtown Chapel Hill.  It is in the midst of “redevelopment” entailing a comprehensive makeover, pursuant to a carefully derived Vision.

Important Note:  Great care was taken in creating this website, and in order to view its content as it was intended, a website browser other than Internet Explorer should be used -- for instance, Google Chrome, Apple's "Safari" or Mozilla's "Firefox" (any one of which can be safely and easily downloaded and installed for free by clicking on their hyper-linked name).  While any monitor will suffice, this website was designed for optimal viewing on a w-i-d-e-s-c-r-e-e-n monitor.



Vision


This section describes the vision contemplated in the redevelopment of this eclectic mixed use property, comprised of seven interconnected buildings forming a charming courtyard for dining and entertainment.  The merchants sought for tenancy at this property will fit one of three broad categories: (1) International Cuisine; (2) Cultural Enrichment; and (3) Self-Actualization.  While this property will feature a European food court, a global "East meets West" theme will be incorporated throughout the property, including a water element in the middle of the courtyard where a European water fountain on the west end will spill into a stream that will meander east to a Japanese rock garden and magically disappear.

European Elements


The Vision for The Courtyard of Chapel Hill includes aesthetic elements from Frankfurt, London, Madrid, Paris and Rome.   

Thousands of pictures were taken in these magnificent cities, focusing on capturing unique elements representative of their respective cultures.  The pictures were then culled for inclusion in separate photo/video montages which were shared with merchant tenants, visitors and real estate consultants for their feedback.  This feedback was incorporated into the final redevelopment plans which are detailed in the section that follows.  Each of the five montages are set to music relevant to each country visited and are accessible in this section via links to YouTube.

This webpage was originally developed for the tenants of The Courtyard of Chapel Hill for their review of their respective shares of  Taxes, Insurance and Common Area Maintenance, or "TICAM" for the years of 2005, 2006 and 2007 as well as the projections for purposes of the 2008 billings. This assisted them in verifying the accuracy of their allocable shares of the TICAM charges being passed through, pursuant to their respective leases.  It now serves as the analytical support for the collection of rent arrears.
